Road work — your cooperation is appreciated. From time to time the Skyline Ridge Board of Directors hires a contractor to work on the roads
and remove debris. Please remove vehicles from the road when this work is being
performed. If vehicles are not removed, the individual lot owner may be charged
for any additional costs that the Skyline Ridge Property Owners' Association
may incur.
Also, note that failure to remove
vehicles from the roadways when work is being done may result in damage
to those vehicles, and neither the road-maintenance crew nor the
Skyline Ridge Property Owners' Association will be responsible for this damage.

Don't cut trees on your neighbors' property!
When you are making alterations to your lot, whether it be tree-cutting,
installation of a driveway, moving rocks, or whatever, you MUST make sure
that you don't encroach on your neighbor's property!
This means that you must know exactly where your lot
boundaries are. If you don't know where your lot boundaries are, it is
your responsibility to find out.
Please be a good neighbor and respect the property boundaries.

The Skyline Ridge Declaration of Covenants, Easements and Restrictions
spells out the rights and responsibilities that you have as a Skyline Ridge property owner. It
is one of the documents that you received when you purchased your lot at Skyline Ridge.
The Declaration of Covenants, Easements and Restrictions contains rules and regulations
that you need to follow when you are designing and building
your house. The intent of these rules and regulations
is to shape the character of the community in a way that will 1) allow it to become
a safe, quiet and attractive place to live, and 2) maintain property values.
Here are some of the things that you need to be aware of.
- Your home must have at least 1800 square feet of living area (excluding porches,
decks, breezeways, and garage).
- Exterior colors must be natural stains or subdued colors.
- Your home must be built on a continuous foundation; piers and posts are not
allowed except under porches, decks, and breezeways that are not enclosed for
year-round use.
- In addition to your house, the only other structures that you can build on
your Skyline Ridge lot are:
— a garage
— a garden shed
— a gazebo
— a pool house
— a tennis court
— a driveway
— fencing.
- You cannot put a mobile home on your lot after your house is built;
however, construction trailers
are allowed while your home is under construction.
- You cannot put an exterior or underground fuel oil tank on your lot. You can,
however, install one or more propane tanks for heating your home or
heating a swimming pool, but such tanks must be underground.
- If you have a satellite dish, it must not be larger than four feet in diameter.
- Filling or altering the grade of your lot is permitted
only so far as is required to construct your home and any of the other
structures mentioned above. To the extent possible, you must preserve the
natural terrain of your lot.
