Declaration of Covenants, Easements and Restrictions

Building a new home is an exciting undertaking, and it's something that all of us at Skyline Ridge look forward to with eager anticipation! Lots of us (perhaps most of us) have thought about building a home for many years, and now that each of us owns a beautiful piece of land at Skyline Ridge, some of us have already begun building, and the rest of us can hardly wait to get started!

In addition to using our own creativity and imaginations when designing our homes, and in addition to listening to the good advice of our architects and builders, we all need to make sure that we are well acquainted with the document entitled "Declaration of Covenants, Easements and Restrictions." This is one of the documents that each Skyline Ridge property owner received when he/she purchased property at Skyline Ridge. This very important document explains the rights and responsibilities that you have as a Skyline Ridge property owner.

Some of the most important information in the Declaration of Covenants, Easements and Restrictions is the information pertaining to what is permitted and what is prohibited when you are building your home at Skyline Ridge.


Purpose of Rules and Regulations Pertaining to Homebuilding

The intent of the rules and regulations relevant to homebuilding at Skyline Ridge is to shape the character of the community in a way that will
  • allow it to become a safe, quiet and attractive place to live

    and

  • maintain property values.
These rules and regulations are in no way intended to impose restrictions on individual preferences and creativity.


Highlights

Here are some of the things that you need to be aware of when you are designing and building your new home at Skyline Ridge:
  • Your home must have at least 1800 square feet of living area (excluding porches, decks, breezeways, and garage).

  • Exterior colors must be natural stains or subdued colors.

  • Your home must be built on a continuous foundation; piers and posts are not allowed except under porches, decks, and breezeways that are not enclosed for year-round use.

  • In addition to your house, the only other structures that you can build on your Skyline Ridge lot are:

      — a garage
      — a garden shed
      — a gazebo
      — a pool house
      — a tennis court
      — a driveway
      — fencing.

  • You cannot put a mobile home on your lot (however, construction trailers are allowed while your home is under construction).

  • You cannot put an exterior or underground fuel oil tank on your lot. You can, however, install one or more propane tanks for heating your home or heating a swimming pool, but such tanks must be underground.

  • If you have a satellite dish, it must not be larger than four feet in diameter.

  • Filling or altering the grade of your lot is permitted only so far as is required to construct your home and any of the other structures mentioned above. To the extent possible, you must preserve the natural terrain of your lot.

And here are the major things that you need to be aware of once you are living in your new Skyline Ridge home:
  • Operating a business from your home is not allowed unless that business involves no additional traffic or additional noise, shows no exterior evidence of business activity, and employs nobody outside of your household.

  • Domestic household pets are allowed, provided that you don't breed them or maintain them for any commercial purpose. Outdoor kennels and dog runs are prohibited.

  • If you want to keep a boat, snowmobile, camper, trailer, all-terrain vehicle (ATV), trail bike or any other kind of recreational vehicle at Skyline Ridge, it must be garaged.

  • Waste and garbage must be kept in closed trash containers, must be screened from public view, and must be removed from Skyline Ridge on a regular basis.

  • No signs are allowed except for 1) one small sign bearing only the street number and/or your name, 2) one "For Sale" sign if you are selling your lot and/or house.
